Did you know that sellers who provide a home warranty when selling their home, typically sell faster, attract more buyers and many times sell for more money?

It basically works like this. When a seller places their home on the market they have the option of purchasing a One Year Warranty.If they choose to do so, the home warranty company will; cover their home on certain items until the property actually closes. The best part ... there is no fee for this service ...until the property closes.

In the Macomb County area, home warranties range from $400 to $800, depending on the amount of the service fee/deductible you choose and the actual company. If a seller agrees to offer this service they can advertise this Feature to prospective buyers.

Then once the property closes the buyer's coverage starts and runs for One Year. The buyers typically have more items covered than the seller. Giving them peace of mind for at least the first year. They also have the option of purchasing additional items and extending the contract after one year.

However, if a seller chooses not to offer a Home Warranty, the buyer can still ask for it when making the offer to purchase or they can purchase it on their own.
